SECOND PHASE OF ST. MODWEN’S BURTON GATEWAY SITE REACHES COMPLETIONExpert developer and regeneration specialist, St. Modwen, has completed the construction of an additional 120,000 sq ft of commercial space at its 1 million sq ft Burton Gateway Industrial and Logistics site.

The second phase of development was approved by East Staffordshire Borough Council in August 2017 and functions as a multi-purpose space for storage, industrial and distribution ranging from 25,000 sq ft to 65,000 sq ft. National contractor GMI started on-site in Spring 2018.

The site is one of the largest warehouse developments in the Midlands and is a key employment site for East Staffordshire. It is already home to Hellmann Worldwide Logistics, who last year took a 10-year lease on a speculatively developed 87,000 sq ft building on the site.

St. Modwen has also recently secured planning consent for the third phase of construction totalling 104,000 sq ft at Burton Gateway, which futher contributes to the developer’s intention to double the footprint of its industrial and logistics schemes in the Midlands and North region.

ST. MODWEN PAVES WAY FOR GROWTH OF BURTON GATEWAY WITH PHASE 3 PLANNING APPLICATIONExpert developer and regeneration specialist, St. Modwen, has submitted a planning application for the third phase of development of more than 100,000 sq ft of commercial space at its 1 million sq ft Burton Gateway industrial and distribution site, one of the largest warehouse developments in the Midlands.

The 64-acre site is a key employment hub in East Staffordshire and is already home to Hellman Worlwide Logistics who last year moved in to a new 87,000 sqft speculatively-developed building. It is hoped the application for a single building of 101,000 sqft will be approved in August this year.

Meanwhile, steelwork for the Phase 2 development of 120,000 sqft (pictured) is now up ahead of completion in September this year. Construction of the two buildings, which can provide versatile units of between 25,000 and 65,000 sqft, commenced in Spring this year and is being undertaken by national contractor GMI.

There has already been a good level of interest in these units due to the acute shortage in supply of both new and second-hand mid-size units in what is a buoyant Midlands industrial market.

National developer St. Modwen has submitted plans for more than 100,000 sq ft of industrial space at its 64-acre Burton Gateway commercial business park – one of the largest warehouse developments in the Midlands.

The application for three units offering 54,000 sq ft, 40,000 sq ft and 25,000 sq ft of warehouse space, suitable for storage, distribution and general industrial uses, has been submitted to East Staffordshire Borough Council.

Aug 2017 - ST. MODWEN RAMPS UP LOGISTICS DELIVERY IN THE MIDLANDS FOLLOWING FIRST BURTON GATEWAY LETTING

Leading regeneration specialist St. Modwen has secured the first letting at Burton Gateway commercial business park in Burton-on-Trent, one of the largest warehouse developments in the Midlands, providing 1 million sq ft of industrial and distribution space.

Hellmann Worldwide Logistics, global logistics experts, will become the first tenant at Burton Gateway. The company has taken a 10-year lease at the 87,716 sq ft unit, known as BG87, which was developed speculatively.

Previously a 280 acre wasteland site, St. Modwen carried out extensive highway works to support the regeneration of the area and, in turn, accelerate a key location for commercial and residential development, having worked with the local authority and key stakeholders.

St. Modwen has also recently submitted a detailed planning application for the first phase of development at its 35 acre site close to the M42, known as Tamworth Logistics Park. Phase one comprises 90,000 sq ft of three proposed which units between 12,375 and 49,000 sq ft while outline planning consent for industrial, storage and distribution uses for the full 677,000 sq ft site was obtained in January 2017.

Burton Gateway and Tamworth Logistics Park are part of St. Modwen’s growing focus on the development of industrial and logistics sites in areas of high demand across the UK. Out of the Company’s overall medium–term commercial pipeline, St. Modwen has identified 7.5m sq ft of “A1” high quality industrial and logistics projects deliverable over the next few years. During 2017 the Company expects to develop 1m sq ft of industrial and logistics space across its UK portfolio, of which 50% is already sold, let or pre-let.

St. Modwen has been given the go-ahead for two further industrial and logistics units totalling 328,000 sq ft in the next phase of its 64 acre Burton Gateway Business Park in Burton-upon-Trent.

The UK’s leading regeneration specialist has been granted planning consent for the two units, offering 108,000 and 220,000 sq ft of warehouse space, by East Staffordshire Borough Council’s Planning Committee.

Representing one of the largest industrial and warehouse developments in the Midlands, Burton Gateway has outline planning consent for up to 1 million sq ft of industrial space suitable for storage, distribution and general industrial uses, with the option of individual units up to 300,000 sq ft.

St. Modwen toasted the completion of BG87, the first speculatively-built warehouse at the 64 acre Burton Gateway commercial business park in Burton-on-Trent, with a VIP event today (14th April 2016).

The exclusive launch event was attended by representatives from East Midlands Chamber of Commerce and East Midlands Borough Council, who declared the building open with an official ribbon cutting.

In a nod to Burton’s brewing heritage, guests enjoyed a craft ale-infused breakfast before embarking on a tour of the expansive 87,716 sq ft unit. They also took away a keg of St. Modwen’s ‘Gateway Gold’ ale, sourced from locally-based brewers.

The 87,000 sq ft warehouse is the first unit to be built at what is set to become one of largest industrial and warehouse developments in the Midlands, where St. Modwen has outline planning consent for 1 million sq ft of industrial and distribution space and up to 1,500 jobs could be created.

The UK’s leading regeneration specialist has been working on the site since spring to create the dedicated new access off the A38, and now that the foundations and steelworks for BG87 are in place, it is possible to get a real sense of the scale of proposals for the development.

With the option of units as large as 250,000 sq ft combined with the park’s strategic location, St. Modwen has already attracted interest from high profile occupiers in the distribution and retail sectors. Major local occupiers include Pirelli, Unilever, Boots, Argos and Toyota.
St. Modwen has submitted a detailed planning application to East Staffordshire Borough Council for the first 84,000 sq ft warehouse on the scheme following the Council’s approval of the outline planning application last year.

Ian Romano, senior development surveyor at St. Modwen, said: “The dedicated site access road will boost Burton Gateway’s prominence on the A38 and provide ready access to the wider Midlands road network”
